  • VA Loan Protection: If you are using a VA loan, ensure the standard VA amendment/escape clause is intact, ensuring you aren't penalized if the property fails to appraise for the sales price.

 

5. Handle the Paperwork Remotely

The days of needing to physically sign a mountain of closing papers are largely behind us. Coordinate early with a military-friendly lender and title company that supports Remote Online Notarization (RON) or digital eClosings. If your spouse is deploying or traveling ahead of time, ensure a specific Power of Attorney (POA) is drafted and approved by your lender well in advance so one person can sign smoothly on closing day.
